Most roof problems fall into a handful of categories. Here's what each involves and how we approach it.
Flashing is the metal that seals every transition point — chimneys, plumbing vents, skylights, valleys, and roof-to-wall junctions. It's the most common source of leaks and the most commonly done wrong. We replace or reseal it correctly, with proper overlap and sealing.
Individual shingles that are missing, cracked, or have lost their seal strip are straightforward to replace. On a mid-life roof in otherwise good shape, this is exactly what repair is for.
Pipe boots — the rubber or lead boots that seal around plumbing vents — degrade over time and crack. A failed boot is a direct path for water into the attic. Replacement is fast and inexpensive relative to the water damage it prevents.
Roof valleys — the channel where two slopes meet — see concentrated water flow and can fail early, especially if they were installed without a proper ice-and-water shield or with improper lapping. Valley repairs done right stop the leak at the source.
Missing shingles and lifted sections from wind events, tree limb impacts, or hail bruising that doesn't rise to a full claim. We document the damage, give you an honest assessment of whether it's claim territory, and repair what needs to be repaired.
Visible water staining on ceilings or in the attic after a rain. Shingles in the yard after a wind event. Granules collecting in gutters or downspouts (normal in small amounts on new roofs; a sign of aging on an established roof). Dark streaks or moss growth on roof sections that stay wet. Daylight visible in the attic from the inside.
Any of these warrants a look. The earlier a repair happens, the less it typically costs — water damage compounds quickly once it gets past the roofline into decking and framing.
When to call rather than wait: an active leak during a rainstorm, visible storm damage after a hail or wind event, or any sign of water in the attic. Don't wait for the next rain to confirm it's a problem.
A water stain on the ceiling tells you there's a problem, but not where it starts. Roof leaks often originate several feet upslope from where they show up inside. We find the source before we make the repair.
We're not going to repair a roof that should be replaced, and we're not going to recommend a replacement on a roof that has years of life left in it. The right call depends on the roof's age, condition, and the cost comparison. We'll give you both numbers.

Age and scope are the two factors. An isolated problem on a roof that's otherwise sound — under 15 years old, no widespread granule loss — is a repair. When the damage is widespread, or the roof is old enough that fixing one section leaves you with mismatched aging materials, replacement starts making more sense. We'll give you a straight read after the inspection, with photos.

Often, but not always — it depends on the shingle manufacturer, the age of your roof, and what's still available. We'll tell you upfront what the match looks like. On an older roof, a visible section repair may show some color difference as the new material weathers in.
