Replace or repair? Honest signals

Signs a replacement makes sense: the roof is over 20 years old; you're seeing widespread granule loss (the downspouts will be full of it after a rain); multiple leaks are showing up in different areas; a storm event has caused damage across the whole slope; or the repair cost approaches the cost of replacement given the age and expected remaining life.

Signs a repair may be sufficient: isolated damage — a few missing shingles, one failed flashing, a single leak point — on a roof that's otherwise in good shape and under 15 years old. Repairs done right extend the life of a sound roof. Don't replace what doesn't need replacing.

Class 3 impact-resistant shingles — the standard premium option.

Class 3 is a meaningful upgrade over standard architectural shingles and earns a Texas insurance discount at most carriers. It's what we recommend as a baseline when impact resistance matters — built to handle real hail without the top-end cost of Class 4.

Class 4 impact-resistant shingles — the strongest rating available.

Class 4 is the highest impact-resistance rating and earns the largest discount from Texas carriers. If you're replacing a roof that has taken repeated hail hits or you want the best long-term protection, Class 4 is worth knowing about. We'll tell you honestly whether the discount math works in your favor.

Metal roofing — durability and look for the right home.

Standing seam and exposed-fastener metal panels are common on Hill Country, ranch, and lake properties. Metal lasts significantly longer than shingles and sheds hail better. It's a higher upfront cost but a different conversation over a 40-year horizon. We install metal where it makes sense.
